Conceptual view of a large-scale AI data center campus and its electrical infrastructure
Building the CoilFields that power the compute economy

The physical foundation
of compute.

Not just land, power, or a shell. We identify, entitle, and procure operator-aligned sites that can carry the next generation of AI infrastructure.

Why Founders Ridge

Compute is becoming a financial asset class — and every asset class needs a physical foundation to produce it.

Founders Ridge thesis · Corporate overview, September 2026

We don't start with a shell. We start with demand.

A crowded market is chasing acreage and megawatts. Our work connects the harder pieces: viable interconnection, dark fiber, entitlements, municipal alignment, and the needs of an identified end user. That is how raw opportunity becomes a credible infrastructure platform.

At every stage, we work directly with compute operators who will occupy the site and in long-term partnership with the property owners and communities that host it.

Market context

Compute is becoming an asset class. It still needs a place to live.

AI and GPU compute demand is moving faster than interconnection capacity in traditional data center corridors. The question is no longer only who can build a facility. It's who can assemble the right physical foundation, in the right market, for the right operator.

01 / The market signal

The COIL Index

The COIL Index tracks tokenized GPU compute prices on an energy-normalized basis, reflecting compute and connectivity in a common unit. It is a sign of a larger shift: compute is moving from a fragmented operating cost toward a market with price discovery and risk management.

The CoilField

Every megawatt of compute capacity still requires site control, a viable grid pathway, connectivity, and entitlements. Founders Ridge develops that physical layer: power-ready, fully entitled sites shaped around real operator demand, from distributed edge nodes to multi-phase campuses.

From market signal to physical supply.

ICE and NATIVX announced plans for U.S. dollar-denominated, cash-settled GPU compute futures based on the COIL Index. The contracts were expected in late 2026; launch remains subject to the companies' plans.

COIL and ICE are independent third parties. No affiliation, endorsement, or partnership with Founders Ridge is implied.

What we build

Built for every scale
of ambition.

The right infrastructure isn't one-size-fits-all. Our sites are shaped around the demands of the operators who will use them.

Our approach

A CoilField is more than a piece of land.

A CoilField is a power-ready, fully entitled real estate site purpose-built for the compute and data center economy. Single- or multi-tenant, edge or hyperscale: the format follows the operator, not the other way around.

01

The right land

Strategic acreage with the footprint and location to support meaningful development.

02

A path to power

Power availability and a viable interconnection pathway come first.

03

Fiber connectivity

Access to the high-capacity networks that modern compute demands.

04

A clear way forward

Zoning, approvals, and local alignment that help move a site toward readiness.

Site pipeline

Where we focus

Opportunity beyond the traditional corridor.

The Southeast and Northeast offer distinct opportunities for the next generation of compute infrastructure. We look for the intersection of power access, developable land, connectivity, and communities ready to participate in long-term growth.
